Terms & Conditions

These Terms and Conditions ("Terms") govern your use of the Copperleaf website and your engagement with our property rental, home discovery, and caretaking services. By contacting us, submitting an enquiry form, or entering into a service agreement with Copperleaf, you confirm that you have read and understood these Terms and agree to be bound by them.

1. Definitions

"Copperleaf" means the service provider operating under the Copperleaf name from 97 Hang Dong Road, Tambon Hang Dong, Chiang Mai 50230, Thailand.
"Client" means any individual who contacts or engages Copperleaf for rental, discovery, or caretaking services.
"Services" means the three service categories offered: Hang Dong Countryside Rentals, Countryside Home Discovery, and Country Home Caretaking.
"Agreement" means the written or email confirmation of a service engagement between Copperleaf and a Client.

2. Acceptance of Terms

These Terms apply to all Clients aged 18 years and over. By submitting an enquiry or entering an Agreement, you confirm you have legal capacity to enter into binding commitments. If you are acting on behalf of another person or organisation, you confirm you have authority to do so.

3. Service Description and Availability

Copperleaf provides property-related intermediary and support services in Chiang Mai's outer districts. We do not own the properties we introduce and are not party to rental contracts between Clients and landlords. Our role is to identify suitable properties, facilitate introductions, support lease negotiations, and — under the Caretaking service — provide ongoing property oversight.

Service availability depends on property inventory, consultant capacity, and geographic coverage at the time of enquiry. We will communicate clearly if a requested service cannot be fulfilled.

Service fees are stated in Thai Baht (฿) and communicated in writing prior to any commitment. The applicable fees are as follows at the time these Terms were last updated:

Payment is accepted by Thai bank transfer. International transfers via Wise or similar services may be arranged. Fees are non-refundable once work has commenced unless otherwise agreed in writing.

6. Refund Policy

If the Home Discovery service does not result in a suitable property being found within the agreed search period, Copperleaf will extend the search at no additional charge or, at the Client's discretion, offer a partial credit toward a future engagement. Full refunds are not offered once consultations have begun. Caretaking fees for months not yet commenced may be refunded on written cancellation with 14 days' notice.

7. Intellectual Property

All content on the Copperleaf website — including text, images, and structural elements — is the property of Copperleaf or used with permission. Clients are granted a limited, non-exclusive, non-transferable licence to view this content for personal, non-commercial purposes. Property descriptions, character notes, and assessments prepared by Copperleaf remain our intellectual property and may not be reproduced or shared without consent.

8. Disclaimers

Copperleaf acts as an intermediary and support service. We do not guarantee that any property introduction will lead to a completed lease, that any property will remain available throughout a search, or that landlord conduct will meet any specific standard beyond what we have personally observed. Property assessments reflect our honest observations at a point in time and are not formal surveys or structural evaluations.

Our services are provided in good faith based on current knowledge of the local property market. We do not guarantee specific outcomes.

9. Limitation of Liability

To the maximum extent permitted by Thai law, Copperleaf's liability to any Client is limited to the service fee paid for the specific engagement in question. We are not liable for indirect, consequential, or incidental losses arising from use of our services, including issues arising from a property introduced by us or from a lease entered into on the basis of our support.

10. Indemnification

Clients agree to indemnify and hold Copperleaf harmless against any claims, losses, or costs arising from their own actions in connection with properties, landlords, or third parties introduced through our services, and from any misrepresentation made to us during the engagement.

11. Termination

Either party may terminate an ongoing service arrangement with written notice. For Caretaking services, 14 days' written notice is required. For Home Discovery, termination is effective once communicated; fees for work already performed are non-refundable. Copperleaf reserves the right to discontinue services immediately if a Client acts in bad faith or in breach of these Terms.

12. Governing Law and Disputes

These Terms are governed by the laws of the Kingdom of Thailand. Any disputes arising from our services will first be addressed informally between the parties. If not resolved within 30 days, disputes may be referred to the relevant Thai courts with jurisdiction in Chiang Mai province.

13. General Provisions

These Terms constitute the entire agreement between Copperleaf and the Client with respect to the matters covered herein. If any provision is found unenforceable, the remainder of the Terms remains in full effect. Failure to enforce any provision does not constitute a waiver. Copperleaf may update these Terms and will publish the revised version on this page with an updated effective date.
