Our Story

Started with a feeling that renting could be done differently.

Copperleaf began when two people who had each spent years living and working in Chiang Mai noticed a recurring pattern: visitors and long-term residents who wanted to live in the countryside surrounding the city — among the mango trees and bougainvillea of Hang Dong, or along the quieter roads heading towards Mae Rim — often found the process confusing, impersonal, or both.

Properties were listed without context. Viewings were rushed. Lease paperwork arrived in Thai without translation. And after signing, tenants who spent time abroad returned to gardens left unattended or minor structural issues that had quietly grown into larger ones.

Copperleaf was set up to address those gaps — not by building a large agency, but by staying small and staying attentive. We work with a curated selection of properties in the Hang Dong district and neighbouring outer areas. We take time with each tenant, at each stage. And we stay involved after the keys are handed over.

Our name comes from the copper-toned leaves that drop across Hang Dong's roads and gardens in the cooler months — the kind of detail you notice when you slow down enough to look.

Born in Chiang Mai and with over a decade in residential property, Saowanee handles tenant relationships, viewings, and lease negotiations. She knows Hang Dong the way a local does.

James moved to Chiang Mai eight years ago and developed the caretaking programme from personal experience renting in the countryside. He oversees property condition work and tenant support.

How We Work

Property Verification

Every property we list or manage is physically inspected before any tenant interaction. We note condition, neighbourhood character, and practical suitability.

Lease Transparency

We translate and explain lease terms in plain English. Tenants sign knowing exactly what they are committing to, with no surprises buried in the Thai text.

Data Privacy

Tenant information is handled with care and is never shared with third parties outside the landlord relationship. We comply with Thailand's Personal Data Protection Act (PDPA).

Monthly Reporting

Caretaking clients receive photo reports each month. The report covers garden condition, any maintenance carried out, and notes from the inspection walk.

Landlord Relations

We work only with landlords who share our care for tenants. Properties managed by landlords who are difficult to reach or unreasonable on basic maintenance are not on our list.
